Staged to Sell: Living Rooms

A focal point of any home is its living room, otherwise referred to as a family room or a great room. Now, it doesn’t earn attention simply for its size or its decor, but because of what happens in this place. Along with the dinner table, the living room is perhaps the most social area of any house. It is here that families gather to watch movies, enjoy the crackle of a fireplace, detail their days, share stories and otherwise just be together.
When it comes to selling a home, staging a living room is critical. It must be done in a way that will draw a family in and allow them to see themselves connecting with each other in this space for years to come. KCD Staging uses a variety of tactics and styles to attract not just the primary home buyers, but their entire family. Take a look at these recent living room stagings to see how we bring families together.
1. Countryside Farmhouse

This home is situated on a picturesque landscape, giving residents the feeling of living on a farm. With ample natural light, our team sought to enhance the area by playing on the idea of rustic farm life. By staging the home with neutral colors and tying in wicker and wood, we were able to maintain the focal point as the stone fireplace, while illustrating a layout and decor that compliments the home’s surroundings.
2. Modern Living

The open concept of this modern home would provide homeowners with a variety of options for laying out their furniture. It’s our job to ensure that potential buyers feel right at home as soon as they walk in. The unique fireplace is a definite draw in this area of the home, and we wanted to show buyers that it’s the perfect place for families to gather. Staging inviting furniture and simple, yet comforting art by the fireplace is sure to warm buyers to the idea of a purchase.
3. Urban Living

While certainly more inviting than a warehouse, the high ceilings in this urban oasis offer a truly industrial feel. Our team desired to build off of that sentiment by using light grays and steel in our staged decor, a pallet that certainly compliments that industrial aura. The lighter colors and use of a mirror reflect light and give depth to the space, allowing potential buyers to really understand just how large the area is.
4. Fundamentally Contemporary

We styled this house, which has multiple living rooms, with subtle hints of sophistication, while allowing its clean lines to run unhindered. We chose a tasteful color scheme and furniture that compliments the bones of the house. This is a long room and it connects to the kitchen, which can make it a challenging space to stage. We chose this arrangement because it showcases the sheer volume of the room.
5. Chateau Chic

This incredibly lovely and large room is sure to wow anybody who walks in. We wanted to keep them grounded by offering an inviting layout that hosts subtle hits of vintage charm. This popular decor style tends to draw in young professionals, of which there are many in the Greater Seattle area.
When staging a home and its living areas, it is important to consider the changes spaces may go through during a calendar year. Holiday decor, family gatherings, changing styles and other factors can dictate how people view a certain area or an entire house. But we’re curious, which of these rooms is your favorite?
At KCD Staging we utilize timeless styles that will speak to the masses, helping you sell your home quicker and for the highest amount.
